Job Description
- The Facilities Manager will work within the operations department of the company, overseeing all maintenance activities in regards to the real estate and property; to manage all of the maintenance and janitorial staff members.
- Additionally, to handle all of the real estate contracts and projects, ensuring that all operations are in compliance.
- The candidate will report directly to the Head of Practice and be based in Lagos.
Responsibilities
- Direct maintenance staff with respect to production volume, cost, quality and meeting production schedules and delivery dates.
- Maintain adherence to policies/procedures, department requirements, safety standards and custodial cleaning practices.
- Introduce changes to existing projects without it disturbing the on-going process, to increase output and reduce operating costs.
- Assure that machinery, equipment, vehicles and facilities are properly maintained for efficient operations.
- Work with other subdivisions and regulatory agencies.
- Work in conjunction with building principals to evaluate and coordinate custodial services. Regular On-call response to emergency needs during evening and week-end hours outside of the normal work week.
- Arrange to have appropriate department production records prepared and maintained.
- Make costs estimates for work as needed/requested.
- Maintain good employee relations. Assure efficient and economical utilization of materials, improvement of methods and elimination of unproductive practices within the department.
- Schedule and approve employee overtime as required.
- Make cost estimates for replacements and repairs.
- Evaluate work performance of subordinates.
- Assist with preparing and generating docs for approvals for Construction and Development projects; monitor expense through all phases of the project.
- Negotiate 3rd party contracts with contractors.
- Prepare and submittal of bidding process with contractors, selecting contractor and monitoring performance of contractor throughout project.
- Weekly status report and progress of projects relative to timeline, budget, contract and scope.
- Review and process pay applications, change orders and other construction related documents.
- Evaluate, provide directions and determine appropriate construction methods and most cost effective execution plan.
- Control building safety and environmental of the facility.
- Review all aspects of developments in terms of air conditioning, lighting, ventilation systems and ensure that the buildings functions efficiently in energy management and make recommendations to for a better way forward. Supervise all contractors on development project locations.
Requirements
- University Degree or HND in Civil Engineering or Estate Management
- 3-5years' experience in similar role
- Electrical and Mechanical Skills
- Proficient with the use of the MS Office Suite
- People Management (Ability to establish & maintain effective working relationships)
- Inventory Management
- Project Management.
