Incorporated as a Private Limited Liability company in August 1986, Bauhaus is a wholly owned Nigerian company with offices in Abuja, Port Harcourt, Owerri, and New Jersey, USA. We have been operating for 15 years and have properties in Abuja, Port-Harcourt, and Imo State. We intend to achieve rapid growth and portfolio diversification and are searching for a capable COO that will lead this objective.

We are recruiting to fill the position below:

Job Title: Chief Operating Officer (COO) / Head of Business Development and Marketing (HBDM)

Job Description

  • The COO / HBDM is responsible for designing and implementing policies to promote and achieve company culture and vision and oversee operations to keep businesses on track. This includes securing the functionality of business to drive extensive and sustainable growth and maintaining control of diverse business operations of the company and the work of all executives and staff.
  • Other duties includedriving sustainable financial growth through boosting sales, identify profitable business opportunities, and forging strong relationships with clients.

Job Responsibilities
Property Acquisition / Site Development:

  • Collect data on available residential and commercial land and properties. Provide for sufficient land for new business development in order to meet strategic plan. Establish a database of land development information including contract information, geographic, topographic data etc. Profitably sell land when and where necessary.
  • Explore vehicles to acquire and hold land including partnerships. Pursue financial contracts. Identify potential acquisition through purchasing government allocation or Partnership and inform Head, Strategy & Business Development.
  • Conduct timely feasibility studies to assess land’s physical, potential and financial aspects as well as market potential. Provide continuous economic feasibility projections from feasibility proforma to preliminary pro-forma.
  • Select consultants and coordinate land use design and approval process. Coordinate and assist with feasibility studies.
  • After final plat, deliver to appropriate parties all terms/conditions of approval for site development. Maintain current records of all site plan approvals, allocations of properties to buyers, approved graphics and engineering plans, permits, titles, consents, records revenues etc. per project.
  • Develop and administer a master planning, scheduling and tracking system to account for all land acquisition activities.
  • Keep Chief Executive Officer and Head, Services Management informed about land acquisition status
  • Coordinate and communicate development stages and schedules to Chief Executive Officer and Head, Services Management
  • Distribute information and documents to government agencies, utilities, development contractors and others outside the company.
  • Profitably carry out new business development using available land

Sales and Marketing:

  • Work with Chief Executive Officer to develop company’s sales and marketing plans and budget for the next fiscal year. Work with Head, Business Development to forecast sales.
  • With the Chief Executive Officer, review sales and marketing plan and compare to company performance each quarter. Adjust plan as necessary.
  • Conduct market research to define market segments and identify potential buyers’ needs and desires. Monitor industry needs and competitors activities in current and future markets(s).
  • Calculate and project absorption rates within each defined market segment by area. Plan and forecast demand by price segment and location for future land acquisitions and holdings for market development.
  • Manage marketing budget. Develop and supervise advertising and public relations programmes. Advertising should establish a positive professional company image (branding) and create interests in its properties.
  • Collect relevant and useful information on all direct competition. Conduct market share analysis.
  • Establish an effective advertising programme suited to the company’s customer base. Select vendors and media outlets. Negotiate advertising contracts.
  • Work with Head, Operations and Services Management to develop products and specifications that appeal to the targeted market. Establish standard and optional features for each project.
  • Merchandise sales office, models and model lots. Order signs and update signage as need.
  • Coordinate participation in exhibitions (Local and International) or parade of Homes events and other community activities as well as relationship with professional bodies.
  • Oversee production of company newsletter. Work with Information Technology Assistant on company website.
  • Develop consumer satisfaction program and survey materials.
  • Set and manage customer expectations throughout sales, production and warranty phases.
  • Develop materials for sales presentation books.
  • Help recruit, select and train sales personnel.
  • Set sales goals for the development. Monitor sales activity. Produce weekly, monthly, quarterly and annual sales reports. Keep Chief Executive Officer and Head, Strategy & Business Development informed of sales activity.
  • Determine the requirements for mortgage financing.
  • Implement and monitor realtor and consumer referral programs and customer traffic evaluation system. Prepare specific lists for realtors.
  • Develop lead tracking and analysis system. Review leads on a weekly basis.
  • Work on any project or contract changes related to sales.
  • Stay current on industrial trends by attending educational seminars, visiting other builders, reading industry periodicals, talking with consultants, staying involved with REDAN, AHCN, etc.

Strategy Development:

  • Plan strategically for issues related to marketing, financing, human resources, total quality management, production, change management and customer development. determine what to accomplish and how to accomplish it.
  • Conceive and continually review company’s mission statement
  • Identify and promote company objectives that will serve as benchmark for measuring performance.
  • Conduct situational analysis by examining company’s external and internal environments and competitive position.
  • Develop strategies that match resources to identified opportunities.
  • Implement the strategies properly. Develop a team, set goals and allocate resources.
  • Establish policies and procedures.
  • Install measurable Key Performance Indicators (KPI), information systems that provide data relevant to the KPI and use budgets and schedules for monitoring the corporate strategy.
  • Develop a Strategic Business Plan for the company and ensure to review every two years.
  • Conduct market research, industry analysis, cost data trend and project data trend.

Information Technology Management:

  • Assess company’s existing manual systems and procedures to see which should be computerized.
  • Research available technological options to serve company’s current and future needs.

Qualifications
We’re looking for:

  • Candidates should possess a B.Sc / BA in Real Estate, Architecture, Business Administration, or other relevant fields
  • MBA / Msc in Real Estate, Project Management, Architecture, Business Administration, or other relevant fields
  • 8+ years in COO/General Manager role in a commercial real estate firm
  • Experience working with investors (Investors from a REIT is a plus)
  • Have a desire to make a significant contribution to a rapidly growing organization
  • Significant Real Estate and market research experience
  • Experience with achieving sales goals
  • A pro-active self-starter who can operate both individually and as art of a team17535
