Full Job Description
- The Assistant Property Manager will perform a variety of tasks pertaining to overall property maintenance and function.
- With the support and direction of the Property Manager, oversee housekeeping activities and standards.
- Communicate effectively with coworkers, department managers.
- Oversee timelines and projects which may include construction foreman, and representatives.
- Coordinate with contractors for general plumbing, electrical, and heating, ventilation, and air conditioning (HVAC) repairs to managed properties.
- Document expenses and communication properly and under the direction of the manager.
- Inspects equipment and systems to identify problems or issues.
- Conducts preventive maintenance to ensure that plumbing, electrical, and HVAC systems continue operating properly.
- Obtains services of outside contractors when repairs require specialized training.
- Oversees general cleaning tasks in rental properties.
- Maintains inventory of cleaning and maintenance supplies.
- Oversee property projects and proceed with timelines and activities as per the direction of the REM.
- Oversees maintenance of the property grounds as needed.
- Human Resources: Manage the time and hours for housekeeping staff, monitor. schedules, basic budget comprehension, review timecards with manager approval and support.
- Performs other duties as assigned.
Requirements
- Emergent knowledge of general plumbing, electrical, and HVAC repair.
- Ability to read repair manuals.
- Ability to follow instructions.
- Excellent time management skills.
- Strong analytical and problem-solving skills.
- Minimum HND or equivalent Real Estate or related field.
- Experience level: 3 years
- Applicant must be 24+ years of age.
- Previous experience in related field preferred.
- Prolonged periods of standing and walking.
- Must be physically able to climb ladders, bend, and crawl into awkward spaces.
- Must be able to lift 50 pounds at a time.
- Must be able to work weekends, with notice.
- Must be responsive to emergencies.
