Job Title: Facility Manager

Location: Victoria Island, Lagos
Employment Type: Full-time

Job Summary 

  • Our Client is a property development and investment management company providing services such as Construction, Architectural Design, Investment advisory, Property and Facility management & agency.
  • In this role, you are responsible for maintaining the condition and sale/leasing value of residential, commercial or industrial properties and primarily concerned with the day-to-day upkeep of a property's facilities and utilities.

Responsibilities

  • Develop and implement a facility management program including preventative maintenance and life-cycle requirements.
  • Conduct regular facilities inspections (bi-annual, pre-vacation, and post-vacation) and document reports.
  • Draw up budgets for estate management, repair/maintenance/refurbishment of facilities based on quotes.
  • Work with the Company Accountant to monitor expenses and payments.
  • Develop and implement cost reduction initiatives.
  • Supervise maintenance and repair of facilities and equipment by artisans and vendors within set timelines and deadlines.
  • Oversee facility refurbishment and renovations.
  • Coordinate and monitor activities of contract suppliers.
  • Manage contractor and vendor relationships.
  • Regularly review service contracts to ensure facility management needs are being met.
  • Provide prompt responses to requests and issues from facility occupants.
  • Generate and present regular reports and reviews of facility-related budgets, finances, contracts, expenditures, and purchases.
  • Ensure compliance with health and safety standards and industry codes in the repair and maintenance of facilities.
  • Advise on and monitor energy efficiency and general technical advisory.
  • Oversee environmental health and safety at facilities.
  • Ensure adequate security of the facilities.
  • Respond to facility and equipment alarms and system failures.
  • Prepare periodic and detailed reports on facility management activities to the management team.
  • Maintain subcontractor/supplier information for the company.
  • Manage materials/equipment inventory.
  • Negotiate cost reductions, and maintain relationships with vendors/suppliers while continually scout for additional ones.
  • Identify primary and alternate sources for each item needed and encourage suppliers to remain competitive to achieve the best value (quality, lead time, parts and service).

Person Specification

  • B. Sc in any related field.
  • 3 - 5 years’ experience in a similar role.
  • Sound knowledge of HSE, procurement, electrical, and mechanical systems.
  • Experience in construction, maintenance, and all facets of facility operation.
  • Good computer and systems knowledge.
  • Excellent written and verbal communication skills as well as excellent knowledge of MS Office (especially Excel, PowerPoint, and Word).
  • Planning and organizational skills.
  • Good teamwork.
  • Excellent reporting skills.

Salary
N350,000 per month.
