Job Title: Facility Manager

Location: Lekki, Lagos

Job Summary

  • The Facility Manager at Ziloc Construction Limited is responsible for the comprehensive management, maintenance, safety, and operational efficiency of a diverse portfolio, including shopping malls, residential estates, office buildings, and landed properties.
  • This pivotal role ensures that all facilities remain well-maintained, secure, and fully compliant with national regulations. The successful candidate will be tasked with providing a safe, comfortable, and high-standard environment for all tenants, residents, staff, and visitors, upholding the firm's reputation for excellence.

Key Responsibilities
Facility Operations Management:

  • Oversee the day-to-day operations of all assigned facilities.
  • Ensure buildings, equipment, and infrastructure are properly maintained.
  • Supervise cleaning, maintenance, landscaping, and technical service providers.
  • Ensure all facilities operate efficiently and meet required standards.

Maintenance & Infrastructure Management:

  • Develop and implement preventive maintenance schedules.
  • Ensure prompt repair of electrical, plumbing, HVAC, elevators, and structural issues.
  • Monitor facility systems such as power supply, water systems, generators, and fire safety systems.
  • Ensure facilities remain in optimal working condition.

Tenant & Resident Relations:

  • Serve as the primary contact for tenants, residents, and occupants.
  • Address complaints, maintenance requests, and operational issues.
  • Ensure tenant satisfaction and smooth facility usage.
  • Coordinate tenant move-ins, move-outs, and property inspections.

Security & Safety Oversight:

  • Supervise security operations within the facilities.
  • Ensure proper access control, visitor management, and patrol systems.
  • Implement emergency preparedness plans and evacuation procedures.
  • Ensure compliance with fire safety and health regulations.

Financial & Budget Management:

  • Prepare and manage facility operational budgets.
  • Monitor service charges, maintenance costs, and operational expenses.
  • Approve maintenance and service expenditures.
  • Ensure cost-effective facility management practices.

Vendor & Contractor Management:

  • Select and manage contractors and service providers.
  • Monitor vendor performance and service delivery standards.
  • Ensure all vendors comply with contractual obligations and safety regulations.

Compliance & Documentation:

  • Ensure facilities comply with all regulatory and statutory requirements.
  • Maintain proper records of maintenance, inspections, and facility reports.
  • Ensure property documentation and operational policies are properly implemented.
  • Any other responsibility incidental to the role of a Facility Manager and as may be assigned by the Managing Director from time to time.

Educational Qualification

  • Bachelor’s Degree in Facility Management, Engineering, Estate Management, or related field.
  • Professional certifications in Facility Management or Property Management are an advantage.
  • Must have 3-5 years experience in facility or property management.
  • Familiarity with Industry specific software

  • Proficiency in budget planning and financial management
  • Solid understanding of building systems, facilities operations, and maintenance processes
