Job Title: Property Manager

Location: Ikeja, Lagos
Employment Type: Full-time

Summary of Role

• The ideal candidate will be responsible for overseeing the day-to-day operations, profitability, maintenance, and guest experience of all short-let/Airbnb properties.
• The role also ensures high occupancy rates, excellent guest satisfaction, and efficient property management while maintaining company standards.

Key Responsibilities

• Source and acquire suitable properties for short-let operations.
• Build and maintain strong relationships with landlords and agents, including negotiating favorable terms.
• Manage the onboarding process and ensure accurate listing of properties across booking platforms.
• Oversee day-to-day operations, including pricing strategies and occupancy optimization.
• Supervise customer support, housekeeping, and procurement of property-related items.
• Manage the end-to-end guest experience, including inquiries, bookings, and issue resolution.
• Ensure high property standards through regular inspections, cleaning, and maintenance oversight.
• Monitor financial performance and prepare periodic reports for management review.
• Support marketing initiatives and oversee the social media team to enhance property visibility and bookings.
• Ensure full compliance with regulatory requirements, safety standards, and risk management practices.
• Carry out any other duties as assigned by Management.

Performance Expectations (KPIs)

• Guest Ratings: Maintain 4.5–5 star average on Airbnb & Booking
• Portfolio Growth: Increase managed properties annually.
• ADR: Achieve target Average Daily Rate monthly.
• Response Time: Reply to guest inquiries within 15 minutes.
• Operational Efficiency: Maintain 95%+ smooth operations.
• Reporting Accuracy: Submit 100% accurate reports on time.
