We are recruiting to fill the position below:

Job Title: Quantity Surveyor

Location: Abuja (FCT)
Employment Type: Full-time

Job Summary

  • We are looking for a sharp, proactive, and commercially minded Quantity Surveyor to take ownership of the contractual and financial dimensions of our construction projects.
  • The ideal candidate combines deep technical QS expertise with advanced spreadsheet proficiency and a data-driven approach to cost management.
  • You will be responsible for cost planning, contract administration, procurement, and ensuring that every project is delivered on time, within budget, and to the highest quality standards.

Key Responsibilities
Cost Planning & Estimation:

  • Prepare detailed cost estimates, Bills of Quantities (BOQs), and project budgets at every design stage — from feasibility through to final account — using Excel-based cost models and templates.

Financial Reporting & Cost Control:

  • Track project expenditure in real time using advanced Excel dashboards (pivot tables, VLOOKUP/INDEX-MATCH, conditional formatting, charts).
  • Produce weekly and monthly cost reports for management review.

Contract Administration:

  • Review, draft, and administer construction contracts.
  • Manage all contractual correspondence, ensure compliance with agreed terms, and advise management on exposure and risk.

Tender & Procurement Management:

  • Prepare tender documentation, evaluate bids using structured comparison spreadsheets, negotiate with subcontractors and suppliers, and make recommendations that protect the company's commercial interests.

Valuations & Progress Claims:

  • Conduct regular site measurements and valuations.
  • Prepare interim valuations, progress payment certificates, variation orders, and final accounts with full supporting schedules.

Variation & Claims Management:

  • Assess, quantify, and negotiate contractual claims and variations.
  • Maintain a live variation register in Excel with status tracking, financial impact analysis, and approval workflows.

Risk & Value Engineering:

  • Identify cost risks early, conduct value engineering exercises, and propose alternatives that reduce cost without compromising quality or programme.

Stakeholder Liaison:

  • Serve as the commercial point of contact between clients, consultants, contractors, and internal project teams. Attend site meetings and present financial summaries clearly and confidently.

Resource Optimisation:

  • Monitor the utilisation of labour, materials, and plant on site. Flag waste, inefficiency, or misallocation to the Technical Director with supporting data.

Documentation & Compliance:

  • Maintain comprehensive, audit-ready project files — including measurement sheets, payment records, contract files, and correspondence logs — both digitally and in hard copy.

Qualifications & Requirements
Education:

  • Minimum of HND / B.Sc / B.Tech in Quantity Surveying from a recognised institution. A postgraduate degree (M.Sc / PGD) in Quantity Surveying, Construction Management, or a related discipline is an added advantage.

Professional Certification:

  • Must be a Corporate/Full Member of the Nigerian Institute of Quantity Surveyors (MNIQS) and/or registered with the Quantity Surveyors Registration Board of Nigeria (QSRBN). Probationer or Associate membership will not be considered.

Experience:

  • Minimum of 6 years of verifiable post-qualification experience in quantity surveying practice. Proven track record across residential estates, institutional buildings, road/infrastructure projects, and industrial facilities is required.

Age:

  • Candidates must not be older than 39 years of age at the time of application.

Location:

  • Abuja, FCT. Candidates already based in Abuja are strongly preferred.

Excel Proficiency & Technical Skills (Critical)

  • Advanced proficiency in Microsoft Excel is a non-negotiable requirement for this role.

The successful candidate must demonstrate competence in the following Excel functions and workflows during the selection process:
Excel Functions:

  • VLOOKUP, HLOOKUP, INDEX-MATCH, SUMIF/SUMIFS, COUNTIF/COUNTIFS, IF/nested IF, CONCATENATE/TEXTJOIN, ROUND, IFERROR.

Data Organisation:

  • Pivot Tables, data validation (drop-downs, input restrictions), named ranges, conditional formatting for status dashboards, and data sorting/filtering.

Financial Modelling:

  • Ability to build cost models from scratch — project budgets, cash flow projections, variation trackers, and tender comparison sheets.

Charts & Reporting:

  • Create professional charts (bar, line, pie, waterfall) for management presentations. Format reports for print with headers, footers, page breaks, and protection.

Collaboration:

  • Experience with shared workbooks, cell protection/locking, and track changes in Excel. Ability to structure workbooks for multi-user access.

Other Software:

  • Working knowledge of QS/construction software tools (e.g., PlanSwift, AutoCAD, CostX, Bluebeam, Procore) is a strong advantage.
  • Familiarity with Microsoft Word and PowerPoint for report writing and presentations is expected.

Core Competencies & Personal Attributes:

  • Strong analytical and numerical reasoning skills with a keen eye for detail.
  • Excellent written and verbal communication — ability to present cost reports and contractual positions clearly to both technical and non-technical stakeholders.
  • Sound knowledge of Nigerian construction industry standards, regulations, and best practices.
  • Proven negotiation skills with subcontractors, suppliers, and consultants.
  • Ability to manage multiple projects simultaneously under tight deadlines.
  • Self-motivated, proactive, and comfortable working with minimal supervision.
  • High level of integrity and professionalism in handling confidential financial data.
  • Team player with strong interpersonal skills and the ability to collaborate across departments.
