Duties & Responsibilities
Lease Management & Renewals:
- Lead and coordinate the full lifecycle of lease administration for the Bank’s nationwide portfolio of leased properties, including offices, branches, ATMs, and residential assets.
- Proactively manage lease expirations, initiate early negotiations, and develop cost-effective renewal strategies aligned with market trends and operational needs.
- Evaluate lease terms, rental values, and landlord obligations to secure favourable terms while maintaining positive landlord relationships and ensuring business continuity.
Property Acquisition:
- Identify and assess strategic property acquisition opportunities in line with the Bank’s expansion goals, SRF requests, and customer access strategy.
- Conduct detailed due diligence including location suitability analysis, title document investigation, market valuation, physical inspection, topography, and risk assessment.
Property Disposal:
- Drive the disposal of non-core or underutilized real estate assets, ensuring optimal returns for the Bank.
- Conduct valuation assessments, market analysis, and stakeholder consultations to determine fair market value and appropriate disposal strategy.
Title Documentation, Renewal & Perfection:
- Maintain oversight of the Bank’s title portfolio and drive the perfection and renewal of legal documents across all owned properties.
- Engage with State Land Registries, Surveyor-General’s offices, and legal representatives to facilitate statutory processes (e.g., Governor’s Consent, Deed Registration, Certified True Copies).
Statutory Payments & Government Compliance:
- Ensure timely processing and remittance of statutory obligations, including Ground Rent, Land Use Charge, Tenement Rate, Development Levy, and other taxes.
- Review and validate demand notices from government authorities, resolve discrepancies, and negotiate assessments where necessary
Building Plan Approval & Regularization:
- Coordinate the regularization of building plan approvals for owned and leased branches.
- Liaise with Town Planning Authorities and State Building Control Agencies to facilitate submission and approval of architectural and structural drawings.
Occupational Health & Safety (OHS):
- Serve as the Bank’s Safety Officer, implementing OHS policies aligned with ISO 45001:2018 standards
Property Surrender & Exit Management:
- Manage the surrender of properties no longer required, ensuring compliance with lease exit terms.
Litigation Support & Witness Representation
- Act as the Bank’s key witness in property-related disputes, providing evidence and expert testimony.
Vetting of Valuation Reports:
- Review and validate valuation reports for HCMD Group, RCAM, and CRM departments.
Requirements
Education:
- Minimum education: BSc Degree in Estate management
Experience:
- Minimum experience: 5 years experience in real estate management.
