Job Title: Real Estate Valuer / Property Valuer
Location: Ogba, Lagos
Employment Type: Full-Time (Results-Driven, Not a Sign-In and Sign-Out Position)
Job Description / Responsibilities
- The Real Estate Valuer / Property Valuer shall be responsible for conducting professional property valuations, preparing accurate valuation reports, and providing expert advice on property worth for sales, purchases, leases, mortgages, and investment purposes.
- The specific responsibilities include, but are not limited to, the following:
- Conducting physical inspections of residential, commercial, and industrial properties to assess their condition, location, features, and marketability.
- Performing comparative market analysis using recent sales data, rental income, replacement costs, and investment potential.
- Preparing detailed and compliant valuation reports in accordance with the standards of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and other relevant regulatory bodies.
- Advising clients, investors, and financial institutions on the fair market value of properties for purposes such as sales, acquisitions, insurance, taxation, and loan collateral.
- Submitting daily, weekly, and monthly valuation progress and sales-driven reports to senior management using Google Workspace tools.
- Collaborating with the real estate advisory and marketing teams to align valuation services with client acquisition and revenue generation strategies.
- Keeping abreast of changes in property laws, land use regulations, zoning policies, and economic trends affecting property values in Nigeria.
- Building and maintaining a database of property valuations, market trends, and comparable sales for future reference.
- Ensuring all valuation exercises are conducted ethically, independently, and without bias.
Requirements
Education, Experience, Remuneration and Other Requirements:
- Education: A minimum of a Bachelor’s Degree in Real Estate, Estate Management, or a related discipline. Professional certification from the Nigerian Institution of Estate Surveyors and Valuers (NIESV) is strongly preferred.
- Experience: A minimum of five years of progressive working experience in the real estate industry, with at least three years in a valuation or property surveying role. Experience as a marketing manager within real estate is not mandatory for this position, but commercial awareness is required.
Required Skills:
- Strong analytical and mathematical skills with the ability to interpret complex property data and market indicators.
- Excellent attention to detail and accuracy in property measurement, calculation, and reporting.
- Proficiency in using Google Workspace (including Google Drive, Google Sheets, and Google Docs) for data entry, valuation modelling, and report submission.
- High level of self-discipline and the ability to work independently without the need for micro-management.
- Ability to think innovatively and apply unconventional approaches to solve valuation challenges, particularly in emerging or distressed property markets.
- Strong written and verbal communication skills in English to present valuation findings clearly to clients and management.
- Negotiation and interpersonal skills to interact effectively with property owners, buyers, lenders, and legal practitioners.
Other Requirements:
- The role is not a sign-in and sign-out position.
- The successful candidate must submit daily, weekly, and monthly reports, demonstrate the ability to think outside the box, work without micro-management, and use Google Workspace competently to drive valuation-related sales and reporting.
Salary
N300,000 - N350,000 / month.
