Property Question Nigeria Limited originated in 2007 as Pro Marketing Consult, a professional marketing consultancy. In 2020, the real estate component of the business was separated from the consultancy and began operating as Property Question Nigeria Limited. The company was formally incorporated as a private limited liability entity by the Corporate Affairs Commission of Nigeria in the year 2025.

Job Title: Real Estate Advisory Manager

Location: Ogba, Lagos

Job Description

  • The Real Estate Advisory Manager shall serve as a senior strategic lead within Property Question Nigeria Limited, providing expert guidance to clients on property investments, asset valuation, land acquisition, and portfolio management. This role is deeply embedded in the real estate industry and requires a professional who understands the full lifecycle of property transactions, from lead generation to post-sale advisory.
  • The manager shall be responsible for driving sales revenue, managing client relationships, and delivering market intelligence that supports both the company’s commercial objectives and its clients’ real estate goals. This is not an administrative or time-bound role; rather, it is a performance-driven position that demands initiative, strategic thinking, and consistent reporting.

Responsibilities

  • Advise individual and corporate clients on real estate investment opportunities, including off-plan developments, land banking, leasehold properties, and build-to-let schemes.
  • Conduct feasibility studies and property appraisals to determine market value, rental yields, and return on investment for prospective buyers.
  • Oversee the end-to-end sales process for real estate assets, from initial client enquiry to offer negotiation and final contract execution.
  • Develop and implement property-specific marketing strategies in coordination with the broader real estate team.
  • Monitor local and national real estate market trends, including changes in land use regulations, property taxes, and infrastructure developments affecting property values.
  • Prepare and submit daily, weekly, and monthly advisory and sales performance reports using Google Workspace tools.
  • Liaise with legal practitioners, surveyors, and estate valuers to ensure all property transactions comply with Nigerian real estate laws and the Land Use Act.
  • Train and guide junior real estate officers on client engagement, property listing management, and negotiation tactics.
  • Identify underperforming assets in client portfolios and recommend repositioning or divestment strategies.

Required Skills:

  • Strong analytical skills with the ability to interpret property market data, comparable sales, and valuation reports.
  • Proficiency in Google Workspace (Google Sheets, Google Drive, Google Docs, Google Forms) for creating property databases, tracking sales pipelines, and generating reports.
  • Ability to think creatively (“outside the box”) to structure property deals, resolve title issues, or match unique client needs with unconventional property solutions.
  • High degree of self-management and the ability to work without micro-management, particularly in field-based activities such as site visits and client meetings.
  • Excellent negotiation and closing skills specific to real estate transactions, including handling of deposits, payment plans, and contract terms.
  • Strong written and oral communication skills for drafting property advisory memos, investment summaries, and client presentations.

Requirements
Education:

  • A Bachelor’s Degree in Estate Management, Urban and Regional Planning, Marketing, or a related discipline from a recognised university.
  • A professional certification such as ANIVS (Associate of the Nigerian Institution of Estate Surveyors and Valuers) is highly desirable.

Experience (Mandatory):

  • A minimum of five years of progressive working experience in the real estate industry is compulsory.
  • At least three of those years must have been served in a marketing management or advisory management role within a real estate firm.
  • Demonstrable experience in driving property sales, managing real estate client portfolios, and leading advisory teams.

Salary
N200,000 - N250,000 per month.
