We hold land for strategic appreciation, structure high-value exits, and execute selective joint ventures. Current focus: Expanding our land banking portfolio across Abuja and Lagos, with select opportunities in the UK market. 2026 mandate: Drive revenue growth through strategic land sales, JV partnerships, and portfolio monetization.
We are recruiting to fill the position below:
Job Title: Business Development Lead (Land Banking & Real Estate)
Location: Abuja (FCT) / Lagos
The Role
- This is not a portfolio management role.
- This is not an analyst role.
- This is a revenue generation role for someone who closes deals and makes money.
- Your job in one sentence: Turn land assets into cash and profitable partnerships.
- You will sit at the intersection of:
- Revenue generation and deal execution
- Investment analysis and monetization strategy
- Investor and JV partner relations.
- Strategic asset management.
Key Responsibilities
Revenue Generation & Deal Execution:
- Execute strategic land sales and divestment strategies
- Build and manage investor/buyer pipeline for land banking exits
- Structure JV partnerships for select development opportunities
- Negotiate deal terms, close transactions, and manage post-sale relationships
- Create sales collateral (investment memos, property profiles, pitch decks)
- Achieve quarterly and annual revenue targets
Investment Analysis & Monetization Strategy:
- Evaluate monetization strategies for each asset: strategic sale, JV partnership, or long-term hold
- Build revenue projection models and pricing strategies for land sales
- Analyze hold vs sell decisions using IRR/NPV analysis and market timing
- Evaluate acquisition opportunities for portfolio expansion across key Nigerian markets
- Support CEO with investment committee materials and board presentations.
Land Intelligence & Portfolio Management:
- Map, validate, and digitize land assets across operating markets
- Plot coordinates, reconcile survey plans with on-ground reality
- Identify access, infrastructure constraints, and development/sale risks
- Build and maintain structured digital land portfolio database.
Market Intelligence & Opportunity Evaluation:
- Track pricing trends and transaction activity across target markets
- Benchmark comparable land sales and JV structures
- Identify emerging acquisition opportunities and buyer/investor activity
- Translate market data into actionable pricing and exit strategies
Stakeholder Management & Deal Coordination:
- Build and maintain relationships with institutional buyers, developers, and JV partners
- Coordinate with surveyors, architects, lawyers, and brokers on deal execution
- Navigate regulatory processes including FCDA allocations, title perfection, and compliance requirements
- Manage relationships with government agencies, legal counsel, and regulatory bodies
Systems & Process Development:
- Build CRM/pipeline tracking systems for buyer/investor relationships
- Organize land records, deal files, and transaction documentation
- Improve workflows to increase deal velocity and reduce approval bottlenecks
Success Metrics & KPIs Performance will be measured across the following key performance indicators
Revenue & Deal Execution:
- Quarterly Revenue Target Achievement: Meet or exceed assigned revenue targets from land sales and JV partnerships
- Transaction Velocity: Number of closed deals per quarter (target: 2-3 major transactions annually)
- Deal Conversion Rate: Pipeline conversion from qualified leads to closed transactions (target: ≥30%)
Pipeline Development:
- Active Pipeline Value: Maintain qualified pipeline worth 3-5x quarterly revenue target
- New Investor/Buyer Relationships: Add 5-8 qualified institutional buyers or JV partners to pipeline per quarter
- Lead Response Time: Initial contact with inbound leads within 24 hours Market Coverage & Intelligence
- Market Research Cadence: Deliver monthly market intelligence reports on pricing trends and transaction activity
- Comparable Sales Database: Maintain updated database of 20+ comparable land transactions for pricing benchmarks
- Opportunity Identification: Present 2-3 qualified acquisition opportunities per quarter Operational Efficiency
- Deal Cycle Time: Average time from initial contact to transaction close (target: <120 days for land sales)
- Documentation Completeness: 100% of deals with complete investment memos and transaction documentation
- Regulatory Compliance: Zero missed deadlines on FCDA allocations or title processing milestones
- CRM/Pipeline Accuracy: Weekly pipeline updates with ≥95% data accuracy
Strategic Impact:
- Portfolio Optimization: Quarterly recommendations on hold vs sell decisions for all assets
- Revenue Diversification: Balance revenue sources (strategic sales, JV partnerships, lease income)
- CEO/Board Readiness: Investment committee materials prepared with 48-hour notice
Who We're Looking For
- This role is designed for someone in the 5 – 7 years experience range who is ready to own revenue outcomes and drive business results.
- You are likely trained in Real Estate, Business Development, Finance, Economics, or related fields
- Experienced in sales, deal execution, or business development (not just analysis)
- Comfortable navigating Nigerian real estate markets, regulatory systems, and stakeholder dynamics
- Someone who has closed deals, not just supported them
