Job Title: Quantity Surveyor

Job Summary
- We are seeking a detail-oriented and experienced Quantity Surveyor to manage all cost-related aspects of our construction projects from inception to completion.
- The successful candidate will be responsible for cost planning, budgeting, procurement, contract administration, valuations, and ensuring projects are delivered within approved budgets while maintaining quality and compliance with industry standards.
Key Responsibilities
Cost Planning & Estimation:
- Prepare accurate cost estimates, Bills of Quantities (BOQs), and project budgets.
- Conduct feasibility studies and cost analyses for proposed projects.
- Advise management on cost-effective construction methods and materials.
- Develop cost plans throughout the project lifecycle.
Contract Administration:
- Prepare tender and contract documents.
- Evaluate contractor and supplier bids and provide recommendations.
- Administer contracts and ensure compliance with contractual obligations.
- Manage contract variations, claims, and change orders.
Cost Control:
- Monitor project costs against approved budgets.
- Prepare periodic cost reports and cash flow forecasts.
- Identify cost-saving opportunities without compromising quality.
- Track project expenditures and recommend corrective actions where necessary.
Procurement & Vendor Management:
- Support procurement activities by preparing tender documents and evaluating quotations.
- Negotiate pricing with suppliers and subcontractors where necessary.
- Ensure value for money in procurement processes.
Valuation & Payments:
- Measure completed work for interim and final valuations.
- Prepare payment certificates for contractors and subcontractors.
- Verify invoices and recommend payments.
- Prepare final accounts upon project completion.
Project Coordination:
- Work closely with architects, engineers, contractors, consultants, and project managers.
- Attend project meetings and provide commercial advice.
- Conduct site visits to monitor progress and verify completed works.
Reporting & Compliance:
- Maintain accurate project cost records and documentation.
- Ensure compliance with company policies, procurement procedures, and relevant regulations.
- Prepare management reports on project costs, risks, and financial performance.
Key Performance Indicators (KPIs)
- Accuracy of project cost estimates.
- Percentage of projects delivered within approved budgets.
- Timely preparation of BOQs, valuations, and cost reports.
- Reduction in project cost overruns.
- Timely processing of contractor and supplier payments.
- Effective management of contract variations and claims.
- Compliance with procurement and contractual requirements.
- Stakeholder satisfaction with commercial support.
Requirements
Education:
- Bachelor’s Degree / HND qualification in Quantity Surveying or a related discipline.
- Professional certification or membership with the Nigerian Institute of Quantity Surveyors (NIQS) and/or Quantity Surveyors Registration Board of Nigeria (QSRBN) is an added advantage.
Experience:
- 3–5 years of experience as a Quantity Surveyor in construction or real estate development.
- Proven experience in residential, commercial, or mixed-use developments.
- Experience managing multiple construction projects simultaneously.
Skills & Competencies:
- Strong knowledge of quantity surveying principles and construction contracts.
- Excellent cost estimation and budgeting skills.
- Proficiency in Microsoft Excel, AutoCAD, and quantity surveying software.
- Strong analytical and numerical skills.
- Excellent negotiation and contract management abilities.
- High attention to detail and accuracy.
- Strong communication and interpersonal skills.
- Ability to work independently and collaboratively within project teams.
- Excellent report writing and presentation skills.
Salary
N300,000 - N350,000 monthly.
