Job Title: Project Manager

Job Summary

  • We are seeking a highly experienced and results-driven project manager to lead the planning, coordination, and execution of our real estate development projects from conception to completion.
  • The ideal candidate will be responsible for ensuring projects are delivered safely, on schedule, within budget, and in accordance with the company's quality standards.

Key Responsibilities

  • Lead the end-to-end planning, execution, monitoring, and successful delivery of all real estate development projects from inception to completion.
  • Develop comprehensive project execution plans, including project schedules, work breakdown structures (WBS), resource requirements, cash flow projections, procurement schedules, risk registers, and milestone trackers for every project.
  • Coordinate and supervise all consultants, contractors, subcontractors, suppliers, and site personnel to ensure quality delivery within approved timelines and budgets.
  • Monitor project progress against approved milestones and provide weekly and monthly project performance reports highlighting achievements, risks, delays, mitigation plans, and next steps.
  • Ensure every customer payment milestone is translated into corresponding construction milestones in line with the company's project delivery model and Financial Policy.
  • Develop and maintain complete project documentation, including project implementation plans, site reports, inspection reports, variation records, snag lists, completion certificates, and project close-out documentation.
  • Work closely with the Finance Department to support project budgeting, cost tracking, project fund utilization, and expenditure reporting, ensuring prudent use of project funds.
  • Collaborate with the Sales & Marketing team to provide regular construction progress updates, site photographs, and project milestones that support client engagement and drive sales.
  • Ensure strict compliance with approved drawings, engineering specifications, quality standards, statutory requirements, health and safety regulations, and company Standard Operating Procedures.
  • Conduct routine site inspections and quality assurance reviews to ensure workmanship meets the company's expected standards before work is approved.
  • Identify project risks, bottlenecks, and delays early, and implement practical solutions to minimize cost overruns and schedule slippages.
  • Coordinate procurement requirements with the Procurement and Finance teams to ensure timely availability of construction materials and critical resources.
  • Participate in feasibility studies, technical due diligence, project costing, and constructability reviews for proposed developments, including new land acquisitions.
  • Ensure proper handover of completed projects, including defect management, documentation, and transition to the Operations or Facility Management team where applicable.

Requirements

  • Bachelor's Degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, or any other Engineering discipline from a recognized institution.
  • 7–10 years of extensive hands-on site experience in construction or real estate project management.
  • Strong knowledge of project planning, construction methodologies, and contract administration.
  • Excellent leadership, communication, and stakeholder management skills.
  • Ability to manage multiple projects and work effectively under pressure.
  • Professional certification in Project Management (PMP, PRINCE2, or equivalent) will be an added advantage.
  • Proficient use of Microsoft office and project management software.
