Purpose of Job Role
Ensuring that workplace operations of Ericsson premises in defined region/countries/locations meet end user needs as defined by Group and Region leadership.

• Energy/Environment

Active work with Ericsson partners, suppliers, customers and internal organizations to secure Ericsson has the most productive and cost efficient premises in the industry.

Responsibilities
Align workplace practices with business and Group RE strategy

• Define and agree regional/local strategy and requirements with GRE/Region/Local LT
• Manage execution of REFM strategies in cooperation with key stakeholders
• Set and deploy Regional/Local targets based on business targets and Group RE targets
• Set workplace business priorities and drive strategic workplace initiatives in the line organization
• Develop plan out of Regional/Local strategy
• Execute according to local plan.
• Understand business drivers to enable optimal portfolio strategy
• Build relationship with senior stakeholders to ensure fast delivery and alignment
• Use performance metrics to drive outcomes
• Understand and drive Workplace innovation.
• Understand market factors which impact portfolio operation
• Compile and qualify performance metrics
• Analyse performance metrics

Execute medium & smaller lease and capital projects

• Region wide negotiations
• Manage and adjust contract portfolio
• Monitor and manage suppliers (landlords, consultants, contractors etc)
• Working knowledge of commercial and legal practice in key markets

Manage overall finance and cost control

• Ensure that contract scope is met by suppliers
• Ensure costs are managed to budget
• Set annual portfolio budget and agree with business and GRE
• Ensure accurate quarterly Financial Analysis is agreed with GRE
• Create Business Cases for small and medium lease and capital projects
• Support payment of suppliers by creation of POs and monitoring of payment process
• Act as bridge between REFM and Finance
• Validates, together with Regional Head, that forecasted figures represent best estimate

Perform workplace delivery in accordance with corporate framework and local business needs

• Secure competence either through external or internals in the REFM organization
• Track local business needs and manage changes
• Track and follow up on end user satisfaction
• Manage local workplace communication with business and end-users
• Support in local end-user change management activities
• Manage workplace environment and physical branding
• Manage RE, FM contract portfolio management
• Monitor and manage FM suppliers
• Integrate landlord-, integrated FM- and other deliveries

Coordinate regional REFM activities/programs

• Drive improvement programs
• Implement Ericsson WP framework and roll out global WP processes
• Support change management process to deliver programs

Qualifications and Experience

• Qualified experience according to job stage in Surveying, Real Estate, Construction or equivalent. Experience from Real Estate, Construction, REFM as corporate, commercial or consultant.
• Fluency in French as well as English and
• Experience of Commercial lease contracts in North-western Sub-Saharan Africa, especially in countries with French legal traditions and/or
• Experience of Commercial RE Project Management in North-western Sub-Saharan Africa, especially in countries with French legal
