The Kuramo Beach Residence (KBR) Coordinator is responsible for the efficient management of recreational and conviviality facilities, as well as other estate services functions within KBR.
This role ensures a high quality of life for residents by overseeing the smooth operation of essential services and promoting a positive and harmonious living environment.
Key Responsibilities and Accountabilities
Resident Relations and Onboarding:
Coordinate the onboarding of new residents after apartment allocation, including providing information on KBR rules and regulations, facilities, and services.
Ensure all residents fully subscribe to the KBR Rules & Regulations, with documented sign-off.
Serve as the primary point of contact for resident inquiries, requests, and concerns related to estate services and facilities.
Foster positive relationships with residents and promote a sense of community.
Facilities Management:
Ensure the full implementation and enforcement of the KBR Rules & Regulations among residents, visitors, contractors, and staff.
Sensitize residents on the availability, efficient use, safe practices, and proper etiquette when using recreational and conviviality facilities.
Manage the booking, allocation, and usage of common facilities, including:
Reception halls
Drivers' lounge
Communal kitchen for BQs
Adult and children's swimming pools
Children's play area
Football pitch
BBQ area
Pergola area
Gymnasium
Indoor sports hall
Oversee the management of furniture allocation.
Manage car park allocation and usage.
Coordinate the management of the satellite TV system.
Ensure the strict implementation of hygiene rules within recreational and conviviality facilities.
Inspect and ensure the readiness of apartments during the allocation and move-out process (lease expiration).
Contractor and Vendor Management:
Supervise Estate Services contractors, ensuring quality service delivery and adherence to KBR standards.
Coordinate and monitor the activities and movement of external event planners, caterers, vendors, etc., as requested by residents, in accordance with KBR Rules & Regulations, working in conjunction with the security team.
Project Management and Improvement:
Suggest, propose, and conduct projects aimed at enhancing the living experience and fostering positive interactions among KBR residents.
Health, Safety, Environment, and Security (HSE):
Familiarize self with company emergency procedures, carry out assigned responsibilities safely, and report any incident, unsafe act, or operation.
Ensure all external vendors under supervision are inducted and made aware of their HSE responsibilities, with continuous monitoring of compliance while on KBR premises.
Collaboration and Communication:
Operate in permanent partnership with other service providers at KBR, including the Security Department and the Facility Management Company.
Maintain open and effective communication with residents, colleagues, and service providers.
Service Dimensions:
Budget: Contributes to the Kuramo Beach Residence $1.4M Facility Management annual budget.
Production: Ensures the efficient management of common facilities and aids in the coordination of Estate Services activities (fumigation, furniture management, car park management, apartment allocation/returning, etc.).
Statistics: Manages activities within a complex comprising 143 apartments and various common facilities (as listed above).
People: Supervises Estate Services contractors and event planners contracted by residents.
Qualifications and Experience:
A good University Degree / Polytechnic Higher Diploma in operational management.
Excellent communication skills (written and verbal).
Fluent written and spoken English; proficiency in French is an advantage.
Strong computer skills.
Demonstrated ability to work autonomously, take initiative, and work effectively under pressure.
Pragmatic, concise, and firm approach to facilities management.
Strong knowledge of Health, Safety, Environment, and Security procedures.
