Job Title: Facility Manager - Real Estate
Location: Lagos Island, Lagos
Job Summary
The Facility Manager is responsible for the overall management of buildings and properties owned or managed by the company.
This role involves overseeing the maintenance, safety, security, and daily operations of facilities, ensuring that they meet quality standards and comply with relevant regulations.
The Facility Manager will also manage service contracts, coordinate with external vendors, and ensure that any tenant concerns are addressed promptly.
Key Responsibilities
Facility Operations & Maintenance: Oversee the day-to-day operations of the property, including managing maintenance staff and ensuring that all buildings and common areas are well-maintained and operational.
Preventive Maintenance: Develop and implement preventive maintenance plans for the properties to ensure long-term durability and to minimize breakdowns of systems (e.g., HVAC, plumbing, electrical).
Vendor & Contractor Management: Manage and oversee contracts with third-party vendors for services like cleaning, landscaping, pest control, and security. Ensure that vendors meet service level agreements (SLAs) and that work is completed on time and within budget.
Health & Safety Compliance: Ensure that the facility meets health, safety, and environmental standards. Oversee fire safety drills, emergency procedures, and ensure compliance with local regulations and laws.
Budget Management: Develop and manage the facility’s budget, ensuring that all activities, including maintenance, repairs, and operations, are conducted within budgeted limits. Monitor expenses and find cost-effective solutions for facility management.
Tenant Relations: Address tenant concerns promptly and efficiently. Coordinate with property management teams to ensure tenants' needs are met and that any complaints are resolved.
Facility Upgrades & Improvements: Assess the facility for potential improvements, including energy-efficient upgrades, aesthetic renovations, and technology integrations. Implement necessary changes in consultation with stakeholders.
Reporting & Documentation: Maintain records of maintenance activities, budgets, vendor contracts, safety inspections, and other essential documentation. Provide regular reports to senior management on facility performance, maintenance issues, and budget status.
Emergency Response: Act as the primary point of contact in the event of emergencies, including fire alarms, power outages, and building damage. Ensure that issues are resolved swiftly and that tenants are informed.
Sustainability Initiatives: Implement and oversee sustainable practices, such as energy conservation measures, waste management programs, and water-saving initiatives, to improve the environmental impact of the facility.
Skills & Qualifications
Bachelor’s Degree in Facility Management, Business Administration, Engineering, or related field.
3+ years experience in facility management, property management, or related field.
Strong knowledge of building systems (HVAC, electrical, plumbing, etc.) and preventive maintenance techniques.
Familiarity with health, safety, and environmental regulations.
Excellent leadership, organizational, and communication skills.
Ability to manage multiple tasks and resolve issues effectively.
Proficiency in facility management software and MS Office.
Strong problem-solving skills and the ability to work under pressure.
Budgeting and financial management experience.
Certification in Facility Management (IFMA, BOMA, or similar) is a plus.
