Job Title: Facility Officer
Location: Victoria Island, Lagos
Employment Type: Full-time
Job Sumary
The Facility Manager is responsible for the day – day operational management of the facility through implementation of policies, procedures and programs required by the client and the company.
The ultimate goal is to assure a well- managed, well maintained property with an emphasis on a positive response to the concerns and needs of the clients occupying the property. Initiate property letting and close – out all necessary documentations.
Responsibilities
Marketing of properties for lease and sales.
Initiate lease/sales transactions.
Close out lease and sales transaction.
Liaise with Legal Department in closing out lease/sales transactions.
Raise Payment Vouchers.
Prepare electricity bill for tenant.
Manage diesel and EKEDC power supply
Prepare invoices for tenant.
Tract service charge payment by residents.
Prepare monthly power consumption report to resident.
Keep tract of payment received.
Tract rent, service charge, diesel and electricity payment of resident and ensure payment notice is issued at when due.
Keep track of all expenses.
Keep record of payment received and expenses.
Collect street security payment
Organize meeting for street resident’s meeting when Necessary
Conduct periodic property inspections to determine the performance of key service providers, i.e. janitorial service, landscaping, security, technician/handyman services, etc. Assist and assure that any necessary adjustments needed are made by the service provider.
MBWA – Manage by Walking around.
Involvement and input required with the portfolio Manager for the selection of service providers.
Assure full compliance of all service providers with property specifications and standards.
Supervise the, maintenance of all equipment.
Responsible for daily inspection and supervise Preventive Maintenance plans for the following:
The building including ceiling, walls, floors, windows, etc.
The generators and its surrounding
The water treatment plant and bore- hole- system.
The swimming pool.
The Sewage treatment plant.
The Gym equipment and surroundings.
All stars halls within the building.
The premises grounds including the parking facilities.
Sanitation with a strong focus on common areas.
Monitoring of Car park usage.
Oversee the correction of maintenance issues that can relate to the interior space and exterior of the building, as applicable.
Manage property to identify, prevent, address, and eliminate all environment, health and safety issues.
Participate in inspections and property walk-troughs with personnel from regulatory bodies.
Conduct regular periodic fire and life safety inspections.
Monitor utility usage and make adjustments in usage pattern to minimize costs.
Provide project management services for small projects as directed by management.
Qualifications
B.Sc in any Discipline
Years of Experience: 3-5 years
