The Zonal Asset Manager (ZAM) is responsible for the administration of all ATC tower assets ground leases in the zone.
The ZAM manages the landlord relationship with respect to ensuring compliance with the obligations of the governing ground lease agreement.
Responsibilities
Colocation:
Deliver up the consents and notices required for colocation on sites.
Property Management:
Ground Lease Administration:
Ensure that landlords in the zone have received notification of the site transfer to ATC Nigeria as required.
Ensure that all ATC sites are in compliance with terms set out in the ground lease agreements or other legal documentation as well as regulatory compliance.
Ensure ground lease reviews/payments are carried out in advance and in line with the tenets of the ground leases.
Negotiate ground lease renewals in advance of lease expiration and in line with lease renewal principles and financial parameters set by the Organization.
Relationship management of Landlords via pre-planned visits
New Build/Site Acquisition:
Manage the deliverables of the site acquisition project for new greenfield sites as well as indoor solutions.
Ensure proposed candidates are compliance with the RF, Civil, Legal quality and regulatory goals and objectives.
Monitor the quality of all deliverables to the client by conducting quality checks/compliance on submissions.
Manage quality control over the drafting and proofing of recordable transaction documents prior to legal department review.
Permitting:
Ensure all permits for existing sites are up-to-date and provide the details necessary to the relevant stakeholders for their renewal.
Prepare all documentation required from the Property Dept for permit applications.
Liaise with internal departments, external vendors/partners, acquisition and permitting agents, title search and others to ensure sites are adequately permitted and transactions closed within defined timeframes.
Data Management & Reporting:
Ensure Siterra and other working tools and applications are kept up to date will all documentation relevant to a sites history.
Prepare zonal reports as per agreed schedules and format regarding activities within the zone.
Contribute to process improvement of the departments processes to improve efficiency.
Ensure the up to date maintenance and accuracy of all site documentation on the company's records systems including memo’s, correspondence, etc.
Dispute Resolution:
Participate in the resolution of disputes concerning landlords, regulatory agencies or other stakeholders.
Resolve any escalations in the zone within predefined timescales.
Keep all stakeholders up-to-date on the status of any pending sites issues.
Contractor Management:
Manage the performance of vendors assigned to the zone
Report on the weekly performance of the contractor(s) working within the zone.
Special Projects:
Undertake any projects that may from time to time be implemented by the Company.
Qualifications
A Bachelor’s Degree in Land Management, Estate Management would be an advantage.
Minimum of 3+ years’ relevant experience in Telecommunications Site Acquisition/Property Management.
