Job Title: Industrial Real Estate Development Director

Job Summary

• The Industrial Real Estate Development Director is responsible for leading the planning, acquisition, design, and execution of large-scale industrial real estate projects, including warehouses, logistics centers, manufacturing plants, and distribution hubs.
• This role oversees the entire development lifecycle—from market research and site selection to project delivery—ensuring projects align with business objectives, regulatory requirements, and financial targets.

Key Responsibilities
Strategic Planning & Development:

• Develop and execute strategies for industrial real estate projects aligned with the company’s growth objectives.
• Identify market trends, opportunities, and risks in industrial and logistics real estate.
• Oversee feasibility studies, including financial modeling, ROI analysis, and risk assessments.

Site Acquisition & Negotiation:

• Source, evaluate, and negotiate acquisitions of land and existing industrial properties.
• Lead due diligence processes, including zoning, environmental studies, and title reviews.
• Establish relationships with landowners, brokers, government agencies, and other stakeholders.

Project Design & Management:

• Collaborate with architects, engineers, and contractors to design efficient and sustainable industrial facilities.
• Oversee entitlement, permitting, and regulatory approval processes.
• Manage timelines, budgets, and resources to ensure successful delivery of projects.

Financial & Investment Oversight:

• Create and monitor project budgets, financial projections, and investment strategies.
• Secure financing and manage relationships with investors, lenders, and financial partners.
• Ensure project profitability and compliance with corporate financial goals.

Leadership & Collaboration:

• Lead cross-functional project teams including construction, legal, finance, and operations.
• Mentor and develop junior staff in real estate and project development roles.
• Foster partnerships with municipalities, regulatory bodies, and community stakeholders.

Qualifications & Skills

• Bachelor’s Degree in Real Estate, Urban Planning, Architecture, Engineering, Finance, or related field (Master’s preferred).
• 8+ years of experience in industrial/commercial real estate development, with a proven track record in large-scale projects.
• Strong knowledge of land acquisition, zoning laws, permitting, and environmental regulations.
• Expertise in financial modeling, investment analysis, and project financing.
• Excellent negotiation, communication, and stakeholder management skills.
• Ability to lead multi-disciplinary teams and manage multiple projects simultaneously.
• Familiarity with sustainability and green building practices is a plus.

Salary
