Position Summary
The Investment Manager (Real Estate and Infrastructure) will serve as a charismatic and financially astute leader, spearheading fundraising initiatives and overseeing the management of Afrihood’s investment portfolio in the real estate and infrastructure sectors.
This role requires a seasoned professional with a proven track record in securing funds, managing investments, and navigating complex financial markets, with a specific focus on real estate and infrastructure development.
The successful candidate will build strong relationships with investors and stakeholders, provide expert investment advice, and ensure maximum returns while supporting Afrihood’s mission to elevate African communities. This is a full-time, on-site position based in our office in Lagos, Nigeria.
Key Responsibilities
The Investment Manager will lead fundraising and investment management efforts, ensuring strategic alignment with Afrihood’s vision of sustainable community development. Responsibilities include, but are not limited to:
Fundraising and Investor Relations:
Develop and execute innovative fundraising strategies to secure bonds, equity, and other financial instruments for Afrihood’s real estate and infrastructure projects, including residential developments, commercial properties, and urban infrastructure initiatives.
Build and maintain robust relationships with high-net-worth individuals, institutional investors, real estate funds, financial institutions, and development finance organizations to expand Afrihood’s investor network.
Pitch investment opportunities to potential investors, clearly articulating the financial and social impact of Afrihood’s projects, such as affordable housing, smart cities, and sustainable infrastructure.
Organize and lead investor meetings, roadshows, webinars, and site visits to showcase project opportunities and secure funding commitments.
Negotiate terms of investment agreements, ensuring favorable outcomes for Afrihood and its investors while maintaining transparency and ethical standards.
Sales of Financial Products:
Market and sell financial products, such as real estate investment trusts (REITs), bonds, equity stakes, and structured investment vehicles, to investors and clients, emphasizing Afrihood’s commitment to sustainable and community-focused development.
Develop tailored investment solutions that align with clients’ financial goals and Afrihood’s mission to create high-quality, transformative living spaces.
Leverage storytelling and data-driven insights to craft compelling sales pitches that resonate with diverse investor audiences, from local stakeholders to international funds.
Investment Management and Portfolio Oversight:
Conduct in-depth market research and analysis to identify high-potential investment opportunities in real estate (e.g., residential, commercial, mixed-use developments) and infrastructure (e.g., transportation, utilities, smart cities), ensuring alignment with Afrihood’s vision.
Perform rigorous due diligence on prospective investments, evaluating financial statements, market trends, regulatory environments, and risks specific to real estate and infrastructure.
Manage and monitor Afrihood’s investment portfolio, optimizing asset allocation, diversification, and risk management to maximize returns and ensure long-term project viability.
Develop and implement exit strategies, such as property sales, public offerings, or partnerships, to achieve optimal financial outcomes for Afrihood and its stakeholders.
Collaborate with portfolio companies and project developers to align funding needs with project milestones, ensuring timely delivery and operational success.
Financial Modeling and Reporting:
Develop and maintain sophisticated financial models, cash flow projections, and valuations tailored to real estate and infrastructure investments, accounting for factors like construction costs, occupancy rates, and market appreciation.
Prepare detailed reports, presentations, and dashboards for senior leadership and investors, summarizing portfolio performance, project updates, and market insights.
Monitor key performance indicators (KPIs) such as return on investment (ROI), internal rate of return (IRR), net present value (NPV), and debt-service coverage ratio (DSCR), ensuring transparency and accountability.
Conduct scenario analyses and stress tests to assess portfolio resilience under various economic and market conditions, proactively mitigating risks.
Regulatory Compliance and Risk Management:
Ensure all fundraising and investment activities comply with regulatory requirements, including those set by the Securities and Exchange Commission (SEC) of Nigeria, the Nigerian Stock Exchange (NSE), and other relevant bodies governing real estate and financial markets.
Stay updated on real estate and infrastructure regulations, zoning laws, environmental standards, and financial compliance requirements, implementing best practices to safeguard Afrihood’s reputation.
Identify and mitigate investment risks, including market volatility, construction delays, regulatory changes, and geopolitical factors, to protect portfolio value.
Strategic Leadership and Advisory:
Serve as the key investment executive, providing expert advice to Afrihood’s leadership on market opportunities, investment strategies, and trends in real estate and infrastructure development.
Act as a thought leader in real estate and infrastructure finance, representing Afrihood at industry conferences, panels, and media engagements to promote our mission and projects.
Mentor and guide junior team members, fostering a culture of excellence, innovation, and collaboration within the investment team.
Collaborate with cross-functional teams, including project development, marketing, and legal departments, to align investment strategies with Afrihood’s broader goals of community transformation.
Qualifications and Requirements
Bachelor’s Degree in Finance, Economics, Real Estate, Business Administration, or a related field; an advanced degree (e.g., MBA, MSc in Finance or Real Estate) is preferred.
Minimum of 7 years of experience in investment management, fundraising, private equity, or real estate finance, with a proven track record of securing funds and managing portfolios in real estate or infrastructure.
Deep understanding of financial markets, real estate investment vehicles (e.g., REITs, bonds, equities), and regulatory frameworks, particularly in Nigeria and African markets.
Professional certification as a Chartered Financial Analyst (CFA), Certified Commercial Investment Member (CCIM), or equivalent is highly preferred.
Registration or charter with the Securities and Exchange Commission (SEC) of Nigeria or the Nigerian Stock Exchange (NSE) is required.
Exceptional communication, negotiation, and interpersonal skills, with the ability to build trust with diverse stakeholders, including developers, investors, and community leaders.
Strong analytical, problem-solving, and financial modeling skills, with proficiency in tools like Excel, Argus, Bloomberg, or other real estate and financial software.
