Job Summary
The Project Manager(Construction & Facilities Management) is expected to support the daily operations of the company including, building maintenance/facilities management, managing small and mid scale building construction projects, engagement in leasing and property management procedures and general administrative work.
Key Responsibilities
Responsible for plumbing, carpentry, electrical, painting, and all other building maintenance related jobs
Provide supervision, leadership and direction to workers/artisans in quality completion of building maintenance work to ensure it meets specification
Inspect buildings when maintenance issues arise to determine work to be done
Negotiating the best fee from artisans/workers for maintenance work
Procurement of materials at the best available price without compromising quality
Management of inventory of materials procured
Manage all areas of work inspection including investigating, measuring, monitoring, and agreeing for payment on works with the artisans/workers.
Work on field assignment for extended period of time; frequent walking & climbing should be expected;
Proactively identify potential problems on building sites; develop alternatives to arrive at optimum solution and means to mitigate problems.
Perform engineering work in the field to support construction without much supervision
Overall responsibility for the management of all building maintenance works related to all the LHS properties with no direct supervision
Visit, inspect, and manage on-going construction building site work and stay up-to-date on progress and status of building construction work
Maintaining quality control procedures - this necessitates regular testing of materials, visual inspections of work, and frequent site tours
Work with senior managers to provide construction management input towards strategies for engineering design, procurement, tender process, contract negotiations, and commissioning.
Support Construction management and engineering at site in preparation of daily/weekly reports, gathering data, obtaining drawings/deliverables from vendors and home office engineering.
Handle the inquires from existing tenants regarding building maintenance queries
Manage all building maintenance issues raised by tenants in a prompt, effective, efficient and cost-savings manner
Ensure tenant satisfaction by prompt and complete resolution of maintenance complaints.
Demonstrate at all times knowledge about the company's property portfolios including occupancy status of properties, rental situation in the market, and demand and market rate for the properties
Organize a filing system for important and confidential company documents
Vetting, negotiating and ensuring prompt payment of bills to relevant bodies/authorities/vendors as deemed necessary.
Prepare weekly and monthly reports on all work activities
Manage database of contact details of clients, vendors and service providers.
Manage relationships with contractors and service providers.
Maintain the condition of the office and arrange for necessary repairs
All other duties as assigned by Directors
Requirements
Technical / Engineering / Mechanical / Civil Related HND or Bachelors Degree.
Proven work experience in civil engineering, Construction or Facilities Management.
Proficiency working with electricians, plumbers, bricklayers, painters and other artisans for building work.
Experience and knowledge of construction methods and activities.
Must have strong ethics in dealings with Artisans, Suppliers & Contractors.
Able to demonstrate good customer care and delivery of best value.
Excellent standard of literacy and numeracy.
Computer literacy and familiarity with IT systems and Microsoft Office
Certifications or Trainings in Project Management and/or related field will be an advantage.
