Job Title: Construction Project Manager / Planner

Job Description
The Construction Project Planner is responsible for developing, maintaining, and controlling project schedules and resource plans to ensure construction projects are delivered on time, within scope, and aligned with budget and quality targets.
The role coordinates with project managers, site teams, contractors, and commercial functions to integrate programme, cost, and risk information for informed decision-making.
Key Responsibilities
Develop and maintain master project schedules using CPM logic, milestone phasing, and rolling wave planning.
Prepare baseline, updated, and recovery schedules; perform schedule impact analysis and maintain revision history.
Resource and workforce planning including labour, equipment, and materials levelling and histograms.
Critical path and float management to identify delays, accelerators, and mitigation options.
Interface with site teams and contractors to collect progress updates, constraints, and look-ahead programmes.
Create and issue short-term look-ahead plans (weekly/fortnightly) linked to the master schedule.
Progress measurement and earned value reporting to track schedule and cost performance.
Maintain project planning documentation including logic diagrams, baseline comparison reports, and schedule narratives.
Support procurement and subcontractor coordination by providing schedule milestones for deliverables and handovers.
Identify schedule risks and recommend corrective actions; support change management and time impact analyses.
Maintain planning tools, dashboards, and KPIs and present weekly/monthly programme reports to project leadership.
Ensure compliance with contractual programme requirements, quality, and HSE constraints
Accuracy and timeliness of site monitoring reports.
Percentage of issues identified and resolved proactively.
Level of compliance with project specifications and timelines.
Reduction in rework or non-conformities on project sites.
Consistency in reporting and communication with Management.
Requirements
Education:
Minimum of a Bachelor’s Degree or Higher National Diploma (HND) in Civil Engineering, Building Technology, Architecture, Quantity Surveying, or related discipline.
Certification in Project Management (PMP, PRINCE2) is an added advantage.
Experience:
Minimum of 5 – 10 years of relevant experience in project monitoring, site supervision, or construction management.
Proven experience in real estate or residential housing projects is highly desirable.
Familiarity with Nigerian construction standards, building codes, and quality specifications.
Technical Skills:
Technical: Advanced proficiency with MS Project and/or Primavera P6; strong Excel skills; familiarity with BIM scheduling tools an advantage.
Analytical: Critical path analysis, earned value management, resource levelling, and schedule risk assessment.
Communication: Clear report writing, presentation skills, and ability to liaise across multi-disciplinary teams.
Organisational: Detail-oriented, able to prioritise multiple tasks and meet reporting deadlines.
Personal: Proactive, solution-focused, able to work under pressure on site or in office environments.
