DG Properties is a dynamic real estate agency specializing in shared apartments, home rentals, and property sales on the Lagos Island.

Job Title: Property Manager

Job Summary

• The Property Manager is responsible for the overall management of DG Properties' rental units, particularly shared apartments.
• This includes tenant acquisition and relations, property maintenance, and ensuring a positive and compliant living experience for tenants.

Key Responsibilities
Apartment Setup & Readiness:

• Oversee renovation plans, engage and supervise contractors, ensuring work quality and adherence to timelines.
• Procure, coordinate delivery, and install furniture and appliances for monthly rentals.
• Arrange and ensure the functionality of utilities (electricity, water, internet) for all properties.
• Conduct final inspections using a checklist to ensure apartments meet quality standards before tenant occupancy.

Tenant Acquisition & Management:

• Screen potential tenants by processing applications, conducting background checks (in compliance with local laws), interviews, and reference checks.
• Select suitable tenants who meet screening criteria and align with the shared living environment.
• Prepare and review lease agreements with tenants, ensuring all terms, conditions, and house rules are understood.
• Oversee tenant onboarding, including welcome procedures, move-in inspections, and explaining house rules and shared responsibilities.

Operations & Tenant Relations:

• Act as the primary point of contact for tenants, addressing inquiries, concerns, and requests promptly and professionally [cite: 42, 43, 44].
• Mediate conflicts between tenants, facilitating fair resolutions.
• Implement and manage the rent collection system, track payments, and follow up on overdue rent.
• Establish and manage a system for reporting and addressing maintenance issues, coordinating with contractors or maintenance staff.
• Conduct regular property inspections to identify and address maintenance needs and ensure cleanliness of common areas.

Record Keeping:

• Maintain accurate property records, including lease agreements, tenant information, inspection reports, maintenance logs, and budgets.

Qualifications / Requirements

• Proven experience in property management.
• Strong understanding of tenancy laws and best practices in Lagos.
• Excellent organizational, communication, and interpersonal skills.
• Experience with tenant screening and conflict resolution.
• Ability to manage maintenance and repair processes effectively.
• Proficiency in property management software and record keeping.
• Must reside on the island preferably around Orchid/Ajah.
