Overview

• AT Limited is currently seeking a highly experienced and strategic Head of Projects for our client in the real estate sector.
• The ideal candidate must have a strong background in real estate development, construction project management, and cross-functional leadership.
• This role requires a results-driven professional capable of overseeing multiple large-scale developments while ensuring quality delivery, cost control, regulatory compliance, and stakeholder alignment.

Job Summary

• We are seeking a seasoned and proactive Head of Projects to lead and manage real estate development projects in Abuja.
• The successful candidate will be responsible for end-to-end project execution—from planning and budgeting to construction delivery and handover.
• This role requires strong leadership capability, strategic oversight, and the ability to coordinate architects, engineers, contractors, consultants, and internal stakeholders to ensure projects are delivered on time, within scope, and within budget.

Key Responsibilities

• Lead and oversee the planning, execution, and completion of residential and commercial real estate projects.
• Develop comprehensive project plans, timelines, budgets, and resource allocation strategies.
• Supervise project managers, site engineers, contractors, and consultants to ensure performance standards are met.
• Ensure strict compliance with Nigerian building regulations, safety standards, and environmental requirements.
• Monitor construction progress, cost performance, and risk exposure across multiple project sites.
• Drive quality assurance and control processes throughout the project lifecycle.
• Manage contract negotiations, vendor selection, and contractor performance evaluation.
• Identify potential risks and implement mitigation strategies to prevent delays or cost overruns.
• Provide periodic performance reports to executive management and stakeholders.
• Coordinate with finance, legal, sales, and operations teams to align project delivery with business objectives.
• Ensure timely procurement of materials and optimal utilization of resources.
• Lead stakeholder engagement including investors, regulatory bodies, and government agencies.

Requirements & Qualifications

• Bachelor’s degree in Civil Engineering, Building Technology, Construction Management, Architecture, or related field.
• Master’s degree or relevant professional certification (e.g., PMP, COREN, NIQS, NIA) is an added advantage.
• 5–8 years’ experience in project management within the real estate or construction industry.
• Proven experience managing multiple large-scale development projects simultaneously.
• Strong knowledge of project management principles, cost control, procurement, and construction methodologies.
• Excellent leadership and team management skills.
• Proficiency in project management and construction software (e.g., MS Project, AutoCAD, Primavera, or similar tools).
• Strong financial acumen with experience in budgeting and cost management.
• Exceptional problem-solving, analytical, and decision-making abilities.
• Strong communication and stakeholder management skills.
• Ability to work under pressure and meet tight deadlines.
• Strategic thinker with strong execution capability and attention to detail.

Salary
N350,000 per month (Gross).
