We are a Lagos-based real estate development and construction company led by a team of built-environment professionals. We develop residential and commercial properties, manage construction projects end-to-end, and operate a growing portfolio of completed developments.

We are a technology-forward company that prioritises digital systems, structured processes, and operational accountability across all our sites and businesses. We are recruiting to fill the position below:

Job Title: Content Strategist

Location: Surulere, Lagos
Employment Type: Full-time

Role Summary

  • Output already exists. The Founder creates content. The video team edits and publishes. What is required now is thinking, initiative, speed, and authority.
  • This role exists to take the content operation from founder-driven production to a strategically-led machine that compounds the brand’s reach, engagement, and revenue impact across Instagram, YouTube, LinkedIn, TikTok, X, and Facebook.
  • You are not here to post content on a schedule and call it strategy. You are here to decide what gets made, why it gets made, who it reaches, and what it achieves. You lead the video team — setting standards, enforcing deadlines, and ensuring quality so consistent that the Founder never has to catch an error you missed.
  • This is not a comfort role. Collaborations and partnerships should be proactive, not reactive. When inbound opportunities arrive, the response is fast, professional, and strategically aligned. When content formats stop performing, you are the first to notice and the first to act. Initiative is mandatory. Strategy stagnation is unacceptable.

Key Responsibilities
Content Strategy & Planning:

  • Develop and maintain the content strategy across all platforms: Instagram, YouTube, LinkedIn, TikTok, X, Facebook.
  • Plan content that serves business objectives — audience growth, engagement, lead generation, product awareness.
  • Maintain a content calendar with a minimum 48-hour scheduling buffer — nothing is rushed day-of.
  • Analyse content performance data weekly and adjust strategy based on what the numbers say, not assumptions.
  • Identify content gaps and opportunities before being asked — the Founder should not have to tell you what is missing.
  • Stay current on platform algorithm changes, trending formats, and competitor activity.

Production Leadership & Quality Control:

  • Brief the video team on every piece of content: concept, tone, format, deadline, and quality standard.
  • Review all content before it reaches the Founder or goes live — you are the quality gate.
  • Ensure brand consistency across all platforms: visual identity, voice, messaging.
  • Manage the production pipeline: what is in progress, what is scheduled, what is blocked.
  • Enforce turnaround standards — edits delivered on time, revisions completed within one cycle, no bottlenecks.

Collaborations & Partnerships:

  • Identify and pursue strategic content collaborations that expand the brand’s reach.
  • Respond to inbound collaboration and media requests within 24 hours — professionally and strategically.
  • Negotiate terms, coordinate logistics, and ensure delivered content meets Cogent/SirFolajomi standards.
  • Maintain a partnership pipeline: who has been contacted, status, outcome, follow-up dates.
  • Evaluate every opportunity against brand alignment — not everything that pays is worth doing.

Team Management:

  • Set clear expectations, standards, and deadlines for the video team.
  • Conduct regular (at minimum weekly) team check-ins — not to micromanage, but to remove blockers and maintain standards.
  • Provide constructive feedback that improves output — your team should be visibly better every quarter.
  • Hold the team accountable for quality and deadlines. If someone consistently underperforms, address it.
  • Manage equipment and resource needs proactively — do not wait until something breaks to flag it.

Ownership & System Expectations

  • You own the brand’s content output. If it is inconsistent, late, or below standard, that is your failure.
  • You own the content calendar. If it is empty, behind, or reactive, that reflects your leadership.
  • You own team performance. If the video team is not delivering, the question is what you have done about it.
  • You own collaboration opportunities. If a valuable partnership is missed because no one responded, that is on you.
  • You are measured on outcomes, not activity. Hours spent mean nothing if the content does not perform.

Working Environment & Expectations

  • Cogent Properties operates a structured, process-driven environment.
  • Primarily office-based with on-location shoots as required.
  • The role requires presence in the office — remote work is not the default for a production leadership role.
  • You will interact daily with the Founder, video team, and external partners.
  • Performance is evaluated on content performance metrics, team output quality, and strategic initiative.
  • “If work is not recorded digitally, it is treated as not done.”
  • "Anyhowness will not reign supreme in this company."

What Success Looks Like

  • Clear and evolving content strategy — not recycled formats or stale calendars. The strategy shows thinking.
  • Consistent output quality without the Founder catching errors — you are the last quality gate before publish.
  • Proactive collaborations and partnerships that expand reach — you bring opportunities, not just respond to them.
  • Fast, professional response to inbound partnership and media requests — no opportunity left unanswered.
  • Disciplined team that delivers without chasing — your team knows what is expected and hits deadlines consistently.
  • Content calendar maintained with a 48-hour scheduling buffer at all times.

Requirements

  • Candidates should possess a Bachelor's Degree with3–5 years experience in content strategy, social media management, or digital media production.
  • Demonstrated track record of growing social media audiences and engagement (show the numbers).
  • Experience managing a creative team — not just doing the work yourself, but leading others to deliver.
  • Strong understanding of platform-specific best practices: Instagram, YouTube, TikTok, LinkedIn, X, Facebook.
  • Video production literacy — you do not need to edit, but you need to know good from bad and brief accordingly.
  • Analytical ability — comfortable with data, metrics, and using performance insights to drive decisions.
  • Excellent written and verbal communication.
  • Portfolio or case studies demonstrating strategic content work (not just a list of posts).

Do not apply if:

  • You think “consistent posting” is the same thing as “content strategy.”
  • You wait to be told what content to make instead of bringing ideas and plans to the table.
  • You cannot manage people — giving feedback, setting standards, holding people accountable.
  • You are slow to respond to external inquiries — partnerships die in silence.
  • You recycle the same formats month after month and call it a calendar.
  • You cannot show evidence of content you have strategised (not just executed).

Compensation & Benefits

  • Salary: N250,000 - N300,000 / Month.
  • Compensation: As agreed
  • Statutory deductions apply (PAYE, Pension, NHF, etc.)
  • Pension contribution (after confirmation)
  • HMO coverage (after confirmation)
  • 90-day probation period
