Job Title: HVAC Supervisor
Location: Central Business District, Abuja (FCT)

Job Summary
The HVAC Supervisor will be responsible for supervising and coordinating the safe, reliable, and efficient operation of HVAC systems across WTC Abuja facilities, including Commercial Tower (CT), (SAT), Clubhouse, common areas, perimeter facilities, and critical tenant areas.
The HVAC Supervisor will also oversee preventive and corrective maintenance, troubleshooting, servicing, and repair of VRV / VRF systems, chillers, DX systems, ventilation systems, and associated HVAC equipment while ensuring operational reliability, energy efficiency, customer satisfaction, and compliance with maintenance and safety standards.
Key Responsibilities
Supervise daily HVAC maintenance and operations activities across assigned facilities and plant areas.
Coordinate and monitor HVAC technicians during Planned Preventive Maintenance (PPM), breakdown maintenance, servicing, and shutdown activities.
Attend daily toolbox meetings and allocate manpower, work orders, and operational priorities.
Monitor operation and maintenance of VRV / VRF systems, DX systems, chillers, AHUs, FCUs, ventilation systems, pumps, and associated controls.
Ensure proper execution of preventive maintenance schedules and monitor maintenance quality standards.
Troubleshoot and coordinate resolution of HVAC operational issues related to refrigeration, airflow, controls, electrical systems, communication faults, and chilled water systems.
Respond to tenant complaints, emergency breakdowns, and critical HVAC failures while ensuring timely escalation and resolution.
Review operational parameters, including pressure, temperature, current, superheat / subcooling, chilled water temperatures, alarms, and system trends.
Coordinate OEM vendors and contractors during troubleshooting, servicing, testing, commissioning, and repair activities.
Ensure proper refrigerant handling, leak testing, vacuuming, charging, and brazing activities are carried out according to OEM and safety standards.
Monitor HVAC plant rooms, FCU / AHU rooms, risers, rooftops, ventilation areas, and mechanical spaces to ensure operational reliability and proper housekeeping.
Prepare and review service reports, maintenance logs, breakdown records, and operational reports using SMARTCHECK (RiseApp) or other maintenance systems.
Track repetitive failures and conduct preliminary root-cause analysis to improve operational reliability.
Coordinate with Electrical, Plumbing, BMS, ELV, and Facility teams during shutdowns, breakdowns, and maintenance activities.
Ensure all technicians follow safety procedures including PPE usage, Lockout / Tagout (LOTO), permit-to-work systems, and refrigerant safety procedures.
Assist in KPI monitoring, manpower performance review, technical training, and development of HVAC technicians.
Monitor spare parts and material requirements and report shortages to management.
Support energy-efficiency initiatives and operational improvement programs.
Must be willing to work rotating shifts, weekends, Sundays, public holidays, and emergency call-outs as required.
Perform any other duties assigned by the HVAC Engineer, Facilities Manager, or Engineer-in-Charge.
Requirements
Education:
HND / Bachelor’s Degree in Mechanical Engineering, Refrigeration & Air Conditioning, or a related field.
Technical HVAC vocational or OEM training is preferred.
Experience:
5–8 years of HVAC maintenance and supervisory experience in commercial high-rise buildings, hotels, industrial facilities, hospitals, malls, or similar large facilities.
Hands-on experience with VRV / VRF systems, chillers, DX systems, ventilation systems, and HVAC troubleshooting is mandatory.
Preferred Certifications:
HVAC / Refrigeration certification
Daikin VRV or equivalent OEM training
Safety certification (OSHA, NEBOSH, or equivalent preferred)
Basic first aid / firefighting training.
Skills & Competencies:
Strong operational knowledge of VRV / VRF systems, DX units, chillers, AHUs, FCUs, ventilation systems, chilled water systems, and HVAC controls.
Good troubleshooting and diagnostic capability for refrigeration, electrical, airflow, and control-related HVAC faults.
Ability to supervise technicians and coordinate maintenance activities effectively.
Familiarity with HVAC BMS systems and service checker software is an advantage.
Ability to read HVAC drawings, piping layouts, ducting drawings, and control schematics.
Good reporting, communication, and coordination skills.
Basic computer literacy and ability to update maintenance records through SMART CHECK or mobile applications.
Strong safety awareness, teamwork, leadership, and ability to work under pressure.
