Supervise the function and duties of workplace leads
Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
Effectively recommends same for direct reports to next level management for review and approval.
Plans and monitors appropriate staffing levels and utilization of labour, including overtime.
Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies.
Leads by example and models behaviours that are consistent with the company's values.
Preparation, control and monitoring of the service agreement in accordance with the budgetary agreement
Regular monitoring of the key performance indicators and taking remedial action as applicable to ensure the required standards are maintained and constantly improved for the full range of buildings
Compile and maintain all required management information/records relating to company, health and safety and other related records. This includes asset register, emergency plans and all related records and management reports
Further develop and maintain excellent tenant relationships, ensuring that they receive the highest standards of service in relation to their operational needs and attend tenant meetings as applicable.
Ensure the fabric of the building both externally and internally is maintained and serviced to a high standard in accordance with the management contract and agreed budgets.
Be responsible for all the health and safety compliance onsite, including that of third-party services providers contracts. This includes ensuring shared portals is regularly updated and monitored in accordance with all the Health and Safety requirements.
Oversee third party contracts to ensure the correct standard of service is provided in accordance with the agreed contract including all KPIs/KRIs
Ensure fire and other evacuations are carried out on a regular basis in accordance with the health and safety requirements. This includes ensuring the emergency plan and related site maps are continually updated within all properties including these managed by reportees, as applicable.
Monitor budget and spend and develop cost saving initiatives to achieve business goals.
Proactively manage risk and deal with assurance/insurance/governance issues on site.
Manage major work programmes on site, acting as the liaison point for all parties involved Produce management reports in accordance with the needs of the business.
Liaise with the building manager and the procurement department to ensure compilation of external contracts and ensure that all procurement needs are carried out in line with Company policy
Monitor FM works & projects onsite and liaise with service providers/sub-contractors.
Any other duties as in accordance with the needs of the busines
Support CDI Site Operations Management
Providing support to JLL partner’s GPFI FM team in CDI with engineering supports, PPM Schedules, Task System, EHS and Quality Compliance.
Acting as go-to person in relation to coordination of all facilities, project and crisis management activities ensuring timely solutions and identification and removal of potential roadblocks
Recommend continuous quality improvement practices and implement Industry Best Practice operations
Implement building procedures and performance measures and ensure they are maintained at all times
Ensure all Critical Environment (CEM) requirements are met
Review existing operations regularly to reduce costs and improve operational standards
24/7 emergency call support and site attendance when required including travel to CDI.
