Job Title: Business Development Manager - Real Estate JVs & Strategic Partnerships
Location: Lagos
Role Overview
- The Business Development Manager will be responsible for identifying, evaluating, and securing Joint Venture (JV) opportunities between landowners, investors, and the company.
- The objective is to expand the company’s real estate portfolio by facilitating partnerships in which the company provides expertise while partners contribute land or capital.
Key Responsibilities
- JV Sourcing & Origination: Proactively identify and engage high-net-worth landowners and institutional landholders (e.g., family offices, religious bodies) for potential JV development projects.
- Structuring Partnerships: Develop and negotiate the commercial terms of JV agreements, ensuring a balanced distribution of risks and returns in line with the JH Plc model.
- Stakeholder Management: Serve as the primary liaison between legal teams, architects, and JV partners to transition projects from Memorandum of Understanding (MoU) to Development Agreement.
- Realtor & Agency Coordination: Build and manage a network of realtors and consultants to obtain intelligence on off-market land deals and high-potential development sites.
- Regulatory Compliance: Ensure all prospective JVs comply with local land laws (including Certificate of Occupancy verification) and align with the company’s internal risk mitigation frameworks.
Required Qualifications & Skills
- Education: Degree in Estate Management, Business Administration, or Finance; an MBA is a distinct advantage.
- Experience: Minimum of 5–8 years’ experience in Business Development, specifically within Real Estate Development or Investment Banking.
- Negotiation Mastery: Demonstrated ability to manage complex negotiations with high-net-worth individuals and corporate entities.
- Financial Literacy: Strong understanding of real estate investment metrics.
- Networking: Established network (“rolodex”) of landholders, legal practitioners, and government officials within the Nigerian property market.
Performance Expectations (First 90 Days):
- Generate a defined number of viable JV leads.
- Achieve a high conversion rate of MoUs to fully executed Development Agreements.
- Secure partnerships with a total projected Gross Development Value (GDV) exceeding ₦1 billion.
