We are recruiting to fill the position below:
Job Title: Property Manager
Location: Port Harcourt, Rivers

Key Responsibilities
Estate Operations & Facility Management:
- Oversee the day-to-day operations of the Terrawood estate, ensuring all facilities are functional, clean, and well-maintained.
- Implement and monitor preventive and corrective maintenance plans for infrastructure, utilities, and shared amenities.
- Ensure consistent power, water, waste management, and other essential services across the estate.
- Conduct regular inspections to uphold quality and aesthetic standards.
Resident Experience & Community Management:
- Serve as the primary liaison between management and residents.
Ensure prompt and professional resolution of resident complaints and service requests.
- Drive initiatives that enhance resident satisfaction and community engagement.
- Enforce estate rules, guidelines, and community standards.
Vendor & Service Provider Management:
- Manage all third-party vendors (security, cleaning, landscaping, maintenance, etc.).
- Monitor vendor performance against agreed service levels (SLAs).
- Negotiate contracts and ensure value for money.
- Ensure service providers align with Terrawood’s premium service expectations.
Oversight:
- Develop and manage the estate’s operating budget.
- Monitor service charge collections and ensure financial sustainability of operations.
- Track expenditures and implement cost optimization strategies without compromising quality.
- Provide periodic financial and operational reports to management.
Compliance, Safety & Security:
- Ensure full compliance with regulatory, environmental, and safety standards.
- Oversee estate security operations in collaboration with security vendors.
- Conduct safety audits and enforce health and safety protocols.
- Documentation for inspections, permits, and compliance requirements.
Asset & Infrastructure Management:
- Maintain a comprehensive asset register for all estate facilities and equipment.
- Plan and execute upgrades, refurbishments, and improvement projects.
Ensure long-term preservation and enhancement of property value.
Reporting & Stakeholder Management:
- Prepare and submit regular reports on operations, finances, and resident engagement.
- Provide insights and recommendations to improve estate performance.
- Liaise with internal teams, developers, and other stakeholders as required.
