We are recruiting to fill the position below:

Job Title: Short-Stay Apartment Operations & Sales Manager

Location: Lekki Phase 1, Lagos

Role Summary

  • We are seeking a smart, reliable, and business-minded Short-Stay Apartment Operations & Sales Manager to oversee the daily management, sales, guest relations, cleaning supervision, maintenance coordination, booking management, and operational reporting of short-stay apartments.
  • The preferred candidate should live around the Lekki vicinity or close enough to respond quickly to operational needs.
  • The ideal candidate must understand the short-let apartment business, be capable of driving bookings, attracting both new and returning clients, supervising vendors, and ensuring the apartments remain clean, functional, guest-ready, and profitable.

Key Responsibilities
Operations Management:

  • Manage the day-to-day operations of the apartments.
  • Ensure the apartments are always clean, functional, and ready for guests.
  • Monitor guest check-ins and check-outs.
  • Handle guest requests, complaints, and emergencies professionally.
  • Conduct regular inspections before and after guest stays.
  • Ensure house rules are properly communicated and followed.
  • Report operational issues promptly and recommend practical solutions.
  • Maintain high service standards at all times.

Booking and Reservation Management:

  • Respond quickly and professionally to booking enquiries.
  • Follow up with potential guests until bookings are confirmed.
  • Manage reservation records and booking calendars.
  • Prevent double bookings or booking errors.
  • Confirm guest details, stay dates, payments, and check-in arrangements.
  • Maintain proper records of confirmed bookings, cancelled bookings, and enquiries.
  • Provide regular updates on occupancy and upcoming reservations.

Sales and Client Acquisition:

  • Actively promote the apartments to new and existing clients.
  • Generate bookings through calls, referrals, social media, WhatsApp, online platforms, and personal networks.
  • Follow up with past guests for repeat bookings and referrals.
  • Identify and approach potential clients, including business travelers, tourists, corporate guests, relocation clients, and weekend guests.
  • Build relationships with companies, travel agents, relocation agents, event planners, and referral partners.
  • Recommend promotional ideas to improve sales during low-demand periods.
  • Track enquiry sources and identify effective sales channels.
  • Work toward improving monthly revenue and occupancy.

Guest Relationship Management:

  • Serve as the main contact person for guests.
  • Provide guests with clear check-in and check-out information.
  • Ensure guests have a smooth and comfortable stay.
  • Respond to guest questions and concerns in a timely manner.
  • Encourage satisfied guests to return and refer others.
  • Request reviews, feedback, and testimonials from guests where appropriate.
  • Protect the reputation of the business through excellent customer service.

Cleaning and Housekeeping Supervision:

  • Coordinate cleaning before and after every guest stay.
  • Supervise cleaners to ensure proper cleaning standards are met.
  • Inspect bedrooms, bathrooms, kitchen areas, floors, furniture, appliances, linens, and towels.
  • Ensure toiletries, cleaning supplies, and basic guest items are available.
  • Maintain a cleaning checklist for consistency.
  • Report stained, damaged, missing, or worn-out items.
  • Ensure the apartments are properly presented before guest arrival.

Maintenance Coordination:

  • Identify and report maintenance issues quickly.
  • Coordinate with plumbers, electricians, AC technicians, internet providers, carpenters, and other service providers.
  • Follow up to ensure repairs are completed properly.
  • Monitor key facilities such as electricity, water, internet, air conditioning, locks, appliances, furniture, and lighting.
  • Maintain records of maintenance requests and completed repairs.
  • Recommend preventive maintenance to reduce repeated problems.
  • Ensure maintenance is handled efficiently and cost-effectively.

Inventory and Asset Control:

  • Maintain an updated inventory of apartment items.
  • Check items after guest checkout.
  • Report missing, damaged, or broken items immediately.
  • Monitor stock levels for toiletries, linens, towels, cleaning materials, kitchen items, and other supplies.
  • Prevent waste, misuse, theft, or loss of property items.
  • Recommend replacement or restocking when needed.

Payment and Basic Record Support:

  • Confirm payments before guest check-in.
  • Keep clear records of bookings, amounts paid, outstanding balances, and payment dates.
  • Submit payment updates and operational records as required.
  • Keep receipts, invoices, and expense records properly organized.
  • Ensure all operational expenses are approved before spending.
  • Support accurate reporting for accounting purposes.

Reporting and Communication:

  • Provide regular updates on bookings, occupancy, sales activity, guest feedback, maintenance, cleaning, and expenses.
  • Report urgent matters immediately.
  • Submit weekly or monthly performance summaries.
  • Share ideas for improving guest experience, sales, and profitability.
  • Communicate clearly, honestly, and professionally.

Key Performance Indicators
Performance will be measured by:

  • Occupancy rate.
  • Monthly booking revenue.
  • Number of new clients acquired.
  • Number of repeat clients and referrals.
  • Response time to enquiries and guest issues.
  • Guest satisfaction and reviews.
  • Cleanliness and readiness of the apartments.
  • Accuracy of booking and payment records.
  • Quality and speed of maintenance follow-up.
  • Overall profitability improvement.

Required Skills and Qualifications
The ideal candidate should have:

  • Experience in short-let apartment management, hospitality, property management, customer service, or sales.
  • Strong knowledge of the Lagos short-stay market.
  • Good communication and negotiation skills.
  • Strong sales and client follow-up ability.
  • Ability to use WhatsApp, phone calls, email, social media, and booking platforms professionally.
  • Good organization and record-keeping skills.
  • Ability to supervise cleaners, technicians, and vendors.
  • Good problem-solving skills.
  • Ability to work independently with minimal supervision.
  • High level of honesty, reliability, and accountability.
  • Attention to detail and strong customer service mindset.

Preferred Candidate Profile:
Preference will be given to candidates who:

  • Live around Lekki or nearby areas in Lagos.
  • Have managed short-let apartments, Airbnb-style apartments, guest houses, hotels, or serviced apartments.
  • Have experience selling accommodation, hospitality services, or property-related services.
  • Have a network of potential clients or corporate contacts.
  • Can promote apartments through social media, WhatsApp, referrals, and online platforms.
  • Can take good photos/videos and support online marketing.
  • Are available to respond quickly to operational issues when needed.

Compensation
Fixed monthly salary (N150,000 - N200,000 / month).
